If you are unable to renew your rental property contract and it is expired, It is your and your landlord’s responsibility to get in touch with each other 90 days’ before the expiry of the contract to agree on changes or the next renewal to finalise the terms and conditions. It is mandatory to get connected to avoid ambiguities and get rental cost decided for the next year. The documents which are required, needs to be rechecked if they are expired or needs another copy to be submitted for the renewal.
If there is no communication and the renewal date expires for the rental property, the tenancy agreement automatically renews under the same terms as before and tenant can stay there for another year.
Prepare your property rental cheques in the name of the landlord and hand them over to Dubai Municipality; they will get in touch with the owner. As your renewal date has expired, no rent increase will be permissible, as your landlord would have missed the 90-day window.
