If you’re thinking of entering Dubai’s real estate market, it is important to know as much as possible about your agent and the developer. Choosing the right broker is crucial to a successful real estate transaction, as is the legitimacy of the developer. This guide will help you make the right choices before you even consider making an investment in real estate.
Choosing the right brokers
There is a common saying in the real estate business- ‘20% of brokers do 80% of the work’. The right real estate broker for you will be highly experienced, professional, will listen to you and have an impeccable knowledge of the market. It is imperative that you do your homework before approaching a broker. Most of the information regarding a broker(s) is available online so performing a background check can only do you good. Present and past associations of the broker will help you make an informed decision as well.
Go through referrals
There’s nothing better than good old fashioned word of mouth. Work with someone who has worked with friends or family earlier, and left them as as satisfied customers. If there were any hijinks in the process, your friends will let you know. Referrals are the surest way to weed out the bad brokers from the good.
Don’t rely on online listings
There are plenty of websites that will refer agents to you, but that is no assurance of quality. Agents who are experienced will tell you in plain view on their websites, but newer agents might have more time to spend with you. Look for customer reviews.
Additionally, if you are uncertain about your broker, don’t hesitate to request that they display their RERA ID card. Most experienced brokers are quite happy to do so.

Just like brokers, inquiring about the real estate developer is the first and essential step to finding a reliable one you can trust. The more you know about them, the better you’ll get an idea of their track record and services. Project completion rate and past record is one of the aspects which cannot be overlooked when researching a developer.
Check the background and reputation of the builder online or ask relevant questions to the previous customers of the company. Visit the company’s website to know the company portfolio, partners, associates, and history. To know them better, you can visit their sites or ongoing project to check their layout, upkeep and building quality. Consult from the owner of that project about service standards and reliability. Do they have financial stability? Do they complete and deliver their projects on schedule? How good is the quality of their materials?
