How to Register Ejari Contract - A Step by Step Guide
Rental contracts can be registered in two ways; either through their website or by visiting their office. Both the property owner and tenants are responsible to apply for an Ejari certificate. However, in many cases, it is either renter or the real estate agent who fulfils this responsibility and bears the cost of contract registration at Ejari. The concerned parties can now also use Ejari app to conveniently register the contract.

How to Register Tenancy with Ejari Offline?
Step # 1: Visit an approved office during the working hours. Bear in mind that these offices are closed on Friday and Saturday. They are operational on weekdays from 9:00am till 5:00pm.
Step # 2: Pay the registration fees. It amounts to AED 215 excluding 5% VAT.Step # 3: Submit the necessary documents required for Ejari registration. These include:
Passport of tenant and landlord
UAE visa of tenant
Valid Emirates ID of tenant
Rental property’s title deed
DEWA connection receipt or a recent bill
Trade licence (mandatory for commercial entities only)
Once you have submitted all documents and deposited the fees, your application will be processed and you will be allotted an Ejari number. After the whole process is complete, your official Ejari contract will be ready. It will contain major terms and conditions along with an attestation. The latter acknowledges that the rental contract is registered with Ejari. Other than that, you will also receive a receipt containing a breakdown of Ejari fees.

Ejari is Mandatory

This means that every time an individual signs a rental contract, RERA requires them to obtain an Ejari certificate.
When a tenancy contract is renewed, the Ejari certificate must also be renewed with it. In most cases, the contract for rental properties in Dubai is renewed once a year. For renewal, the tenant, landlord or the agent involved can apply by visiting the office. They can also avail Ejari renewal online services for a more convenient process. Bear in mind that it is important to have the original certificate in possession while renewing it.
According to the RERA law, only one Ejari registration is valid against a residential property. Therefore, it is important to cancel the existing certificate, once the renter has moved out of the property. Generally, the property owner is responsible for Ejari cancellation. Without cancelling the previous one, the landlord wouldn’t be able to apply for a new certificate in case of renting their property again.
The cancellation process requires the property owner to visit an Ejari office and submit a copy of the previous contract. Along with that, they will also need to submit a cancellation letter or a NOC. To get an Ejari certificate cancelled, the property owner will have to deposit a fee of AED 30. Once they have fulfilled all the requirements, the registration will be cancelled within 30 minutes.

Ejari information system can be accessed by certified Ejari users or real estate agents. To get this access, the user needs to attend a training course for one day at RERA. After that, they will be required to pass an exam.
Ejari for a Hotel Apartment
Ejari certification is necessary to be obtained for hotel apartments as per RERA authorities. However, instead of DLD, they are required to submit their rental contracts and other documents (DEWA bill, passport etc.) at The General Directorate of Residency and Foreigners Affairs (GDRFA). The tenant, in case of renting a hotel apartment, must get a letter from a property/hotel. This letter should confirm their tenancy and it should also have annual rent they are liable to pay mentioned on it.
It is important to note that this letter will be invalid if it doesn’t have the official seal of the hotel along with the manager’s signature.
